Solar Panel Repair in Scottsdale, AZ

Solar Off, Roof Done, Solar Back On

Tile Roof Panel Removal & Reinstall is the job that comes up when a Scottsdale home with solar needs roof work. On a concrete tile roof, the tile sheds most of the water and the sun, but the layer that actually keeps water out is the underlayment beneath it. That underlayment ages in desert heat, and on many homes it gives out while the tiles still look fine. Replacing it means lifting the tiles, and that means the solar array has to come off first.

Why tile roofs make this harder

Asphalt shingle roofs let a mount bolt straight through the deck with flashing tucked under the shingles. Tile is different. Solar on tile usually uses tile hooks or standoffs that pass under or through the tile course and attach to the rafters, with a flashing at each penetration. Concrete tiles crack when stepped on in the wrong place, and many older profiles are hard to match. Removing and reinstalling an array on tile takes more time and care than on shingles, and that is reflected in the price.

How we take the system down

  • Shut down the system in the correct order: AC disconnect, inverter, DC disconnect
  • Photograph and label every panel, string and wire run so the array goes back exactly as it was designed
  • Unbolt panels and rails, then remove or cap each mount so the roofer has a clear deck
  • Move panels to a safe spot on site, stored flat or on edge with glass protected
  • Note any damaged connectors, wire or hardware so they can be replaced during reinstall rather than discovered later

Working with your roofer

Timing is the part homeowners worry about most. We coordinate dates with your roofing contractor so the array comes off right before tear-off and goes back on soon after the new underlayment and tiles are down. The roofer handles the roof; we handle the solar, the mounts and the flashing at each attachment point. If the roof is being replaced with new tile, it is worth asking the roofer to plan the attachment locations with us so mounts land on rafters and flashing goes in during the roof job rather than after.

Putting it back

Reinstalling is where leaks start if the work is rushed. New flashing goes in wherever the old one was damaged or no longer fits the new underlayment. Mounts are reset to the rafters and sealed. Rails are leveled, panels are clamped to the torque the hardware maker specifies, and wiring is secured off the roof surface so it does not chafe on tile. Then we bring the system back up in the correct order and confirm every string produces.

Permits and HOA

Roof replacement and solar reinstallation can each involve a permit, depending on scope and the jurisdiction. In Scottsdale that is handled through the City's Planning & Development department, and in Paradise Valley, Fountain Hills, Cave Creek or Carefree through the town. If your HOA reviews roof color or tile profile, the roofer usually leads that approval, and the array returning to its original layout rarely adds anything.

What Sets the Price of Panel Removal and Reinstall

FactorHow it affects the estimate
Number of panelsLabor for removal and reinstall scales with the size of the array.
Roof type and pitchConcrete tile, steep pitches and two-story roofs take more time and care than low shingle roofs.
Mount and flashing conditionReusing sound hardware costs less than replacing hooks or flashing that no longer fit.
Storage and schedulingLong gaps between removal and reinstall, or panels stored off site, add handling time.

Ranges vary with array size, roof type and the roofing schedule. Your written estimate is the price.

Tile Roof Panel Removal & Reinstall Questions

How long will my solar be off during a roof replacement?

It depends on the roofer's schedule more than ours. Removal and reinstall each usually take a day or two for a typical home. The gap in between is the roof work itself, so ask your roofer for their timeline.

Can the roofer just remove the panels?

Some roofers do, but handling the electrical shutdown, reconnection and testing is solar work, and Arizona requires the right contractor license for it. Ask whoever does it for their ROC license number.

Should I replace old panels while they are off the roof?

Only if they are damaged or badly underperforming. Healthy panels can go back up. While they are down is a good time to replace brittle connectors or add pigeon guards.

Will my roof warranty be affected?

Roof warranties vary by roofer and manufacturer. Ask your roofer how they want the solar attachments handled so the new roof's terms are kept.
