Nobody Should Climb a Roof to Clean Panels

Washing is the usual first request when it comes to solar panel repair in Rio Verde. Rio Verde is an age-restricted community where at least one person in each household must be 55 or older, and the 2020 census put the median age at 72.3. Getting on a tile roof with a hose and brush is not a job anyone here should take on. We wash the panels, look over the system while we are up there, and explain anything that needs attention.

Why panels here get dirty

Rio Verde sits on open desert about 28 miles northeast of historic Scottsdale, at roughly 1,601 feet, near the Verde River and two golf courses. Dust, pollen and droppings settle on the glass and bake on in summer. Washing with purified water and soft brushes removes them without spotting and without scratching the glass coating.

What we check while we are on the roof

Wiring and connectors under the array edge, for sun or animal damage
Mounts and flashing, and any cracked or slipped tile
Nesting or debris under the panels
Glass for cracks, and cells for browning
The inverter display or monitoring readout, for current fault codes

If something needs repair, you get a written description and a price before any work is done.

Systems from the building boom

According to Point2Homes' Census summary, 40.6% of Rio Verde's homes were built in the 1990s, with a median build year of 1994. Solar added later on these homes is now reaching the age when string inverters fail and connectors weaken. A yearly wash combined with a check of production data is an easy way to catch a problem early.

The association

Rio Verde is an unincorporated community governed by a homeowners' association under Arizona's planned-community statutes. Under A.R.S. 33-1816, an association can set reasonable placement rules for solar but cannot prohibit it. Washing changes nothing visible, but if a repair would add equipment or bird mesh, check what the association asks for. Permits for unincorporated land come from Maricopa County, and your bill names your electric utility.

Scheduling

We wash early in the day, before the glass gets hot, and work around the community's access rules. Call (602) 234-9169 to set a time.

Rio Verde Questions

How often should panels be washed in Rio Verde?

Compare production with the same month last year. If output is down and the glass looks dusty, it is time. Many owners wash once or twice a year.

Is Rio Verde the same as Rio Verde Foothills?

No. Rio Verde is the age-restricted planned community, and Rio Verde Foothills is a separate neighboring area. We work in the Rio Verde community covered on this page.

Who issues permits in Rio Verde?

Rio Verde is unincorporated, so building and electrical permits come from Maricopa County rather than a city. Washing and most inspections need no permit.
